Tanya Pierson, MAI has worked on market studies, feasibility analyses, and appraisals for over 2,000 hotels and resorts in nearly every U.S. state, as well as Canada and the Caribbean. Tanya’s tenure with HVS, her strong memory for markets, and the breadth, diversity, and sheer number of hotel assignments she’s taken on have built a bank of expertise that gives clients peace of mind. Tanya is well versed in the intricacies that affect and the major forces that push and pull at hotel performance and values. She also knows how different HVS services, from appraisals to market studies to options for financing and management, can help you achieve your specific goals. From fieldwork to final analysis, she poses her questions and conclusions in terms you can understand and put to use.
Tanya’s experience with large hotel portfolios includes assignments for Extended StayAmerica, Motel 6, La Quinta, Tharaldson, Red Roof Inns, and Equity Inns. Stand-alone assignments have involved lodging supply and demand analyses, facility recommendations, group demand projections, meeting space recommendations, pro forma development, property tax projections, management contract analyses, and brand assessments. Many projects required sensitivity analyses for bond insurers, rating agencies, municipalities, and potential investors. Tanya has written widely on various aspects of the hospitality industry. She has also hosted and spoken at major hotel conferences and lectured at the University of Denver on topical issues in the U.S. lodging market. Tanya graduated from the University of Denver with a degree in Hotel, Restaurant, and Tourism Management. She is a designated member of the Appraisal Institute (MAI).
Outside of work, Tanya enjoys spending time with her husband and two daughters. Avid fans of the outdoors, her family is living their dream life on a lake in central Minnesota where they enjoy fishing, swimming, tubing, and ice skating. Aside from work and parenting, Tanya enjoys reading, traveling, and baking.
