HVS Brokerage & Advisory announces the sale of the 122-key Hampton Inn & Suites by Hilton Houston Sugar Land, located in Sugar Land, Texas.
HOUSTON, TX, November 14, 2025: HVS Brokerage & Advisory announces the sale of the 122-key Hampton Inn & Suites by Hilton Houston Sugar Land, located at 218 Promenade Way Sugar Land, Texas, 77478.
 
The hotel asset, built in 2021, was purchased by Royal Hotel Group, LLC, based in Spring, Texas, from Avalon Sugar Land Hospitality LLC, based in Sugar Land, Texas.

Excellent highway access to The Galleria/Uptown area and Downtown Houston provides an opportunity for this submarket to expand its capture of Greater Houston lodging demand. The property is located near a multitude of corporate demand drivers, including SLB, Champion X, Accredo Packaging, HCSS, Texas Instruments, Baker Hughes, Bluebonnet Nutrition Corporation, and Crown beverage packaging. Leisure demand generators include Sugar Land Town Square, Houston Museum of Natural Science at Sugar Land, Smart Financial Centre, Constellation Field, and events at the Fort Bend Epicenter.

The situation was complex, with the owner in Chapter 11 bankruptcy, but we ran a disciplined marketing process that produced eleven offers. We then advanced the top bidders to a courtroom auction, where the property sold for 117% of the opening bid. The winning bidder posted a 10% non‑refundable earnest money deposit on day one of the PSA, purchased the hotel in cash, and closed in under 45 days."
