Consulting Experience

Adrian Pena serves as a Senior Vice President for HVS Consulting & Valuation, focusing on the Southeast and Caribbean regions. With nearly 20 years of extensive experience in real estate valuation, litigation support, advisory services, and consulting, Adrian assists clients in making strategic investment decisions across all types of real estate holdings, including acquisition, development, and disposition. His deep knowledge and client-centered approach enable him to deliver solutions based on rigorous research, financial modeling, and market-driven evidence.
 
Adrian specializes in market and economic feasibility studies, highest-and-best-use analyses, due diligence for acquisitions and dispositions, cost-benefit analyses, impact studies, and complex commercial property valuations. His experience spans a wide variety of asset types, including hotels, mixed-use developments, marinas, resorts, office buildings, multi-family properties, and industrial complexes. Additionally, he has significant expertise in litigation support, property tax disputes, eminent domain proceedings, and distressed-asset valuation. Adrian's comprehensive market perspective is informed by both private- and public-sector engagements throughout Florida, the southeastern United States, and the Caribbean.
 
He has provided valuation and consulting services to a diverse array of national and international clients, including banks, private lenders, investors, and law firms. His leadership roles have included project management, appraisal review, and team development, all aimed at ensuring quality assurance and compliance with rigorous industry standards. Prior to joining HVS, Adrian worked in appraisal and advisory roles at a multinational law firm, advising clients with extensive hospitality and resort portfolios across Europe and Latin America. His experience as a Special Magistrate in property tax disputes helped develop his impartiality, attention to detail, and collaborative approach to evaluating complex appraisal issues.
 
Adrian has collaborated with a wide network of clients, organizations, and public-sector entities throughout the southeastern United States and the Caribbean, including the following:

  • National and regional lending institutions (commercial and private lenders, banks, and credit unions)
  • Real estate investment trusts (REITs) and private investment firms
  • Major hospitality and hotel companies (brands, owners, and operators)
  • Municipalities and other public entities (tourism boards and economic development authorities)
  • Financial services providers and law firms (domestic and international)
  • Private-sector developers, owners, and investors (residential, commercial, and mixed-use projects) 
Some examples of his consulting, valuation, and advisory assignments are listed below:
  • Conducting market and financial feasibility studies for proposed hotel and mixed-use developments in Florida and the Caribbean
  • Performing highest-and-best-use analyses for complex commercial properties, including recommendations for repositioning to alternative uses
  • Providing litigation support and expert testimony in property tax disputes, eminent domain cases, and zoning-related proceedings
  • Conducting comprehensive valuation engagements for distressed assets, bankruptcy, and foreclosure situations
  • Performing operational reviews of hospitality assets, including performance benchmarking and strategic recommendations
  • Facilitating buy-side due diligence for portfolios of commercial properties and hotels with an aggregate value in the hundreds of millions
  • Assisting in the RFP process for developer/operator selection for hotels, marinas, and resort projects in the Southeast and Caribbean regions
  • Conducting property inspections and capital market analyses, with recommendations aimed at optimizing value and enhancing ROI for owners and investors
Adrian holds a bachelor’s degree in business administration, with dual majors in Finance and Real Estate, from Florida International University (FIU). He is a state-certified general real estate appraiser (License No. RZ 3829) in Florida and is currently pursuing the MAI designation through the Appraisal Institute. Bilingual in English and Spanish, Adrian is committed to ongoing professional development and staying updated with industry innovations and economic trends.
