The real estate arm of Swiss Life Group, Swiss Life Asset Management, has acquired four hotels on the Catalonian coast and the Balearic Islands from Madrid-based Elaia Investment Spain Socimi for a reported €55 million (€103,000 per room, on average). The deal includes the 39-room Hotel Valparaiso and the 148-room Hotel Vistamar, both on Mallorca, the 147-room Sensimar Eden Binibeca on Menorca and the 200-room Gran Hotel Monterrey, Girona in Northern Catalonia. All properties are managed under long-term lease agreements by Pierre & Vacances, except the Hotel Valparaiso Mallorca, which is managed by HotelAtelier.

Spanish investment manager Meridia Capital Partners is acquiring the Hesperia Barcelona del Mar, a 4-star hotel located on Barcelona’s beach front in the 22nd district. The hotel comprises 84 rooms including six suites and represents the fourth acquisition by Meridia IV, the buyer’s latest investment vehicle.

German institutional investor Bayerische Versorgungskammer (BVK) and German developer GBI AG are together acquiring the Motel One Frankfurt Messe from a DWS-managed fund. The hotel comprises 401 guest rooms and has been in operation since 2014. According to a statement released by GBI, the hotel has been performing well, benefits from an advantageous location in a key German city with a long-term perspective and represents a high ROI opportunity for the investors.

BNP Paribas REIM is acquiring the future Meininger Hotel Marseilles from Parisian developer Coffim for an undisclosed amount. The 194-room hostel/hotel hybrid is situated in the second district of Marseilles, set for completion at the end of 2021 and will offer a total of 574 beds.

German asset manager DWS Group has acquired a building of some 5,700 sqm in Paris from developer Linkcity, which will become an aparthotel concept under the Zoku brand. Set to open in 2021, the property is planned to include 129 lofts as well as social spaces and will be operated by Zoku Hotels under a lease agreement. The mixed-use development combines hotel, residential and office facilities and aims to become the key part of the first zero emission neighbourhood in Paris.

London-based real estate firm Omnam Group has as acquired Villa Camerata in Florence, Italy. This will be Omnam’s second luxury lifestyle hotel development project in Italy, joining the W Rome that is due to open in 2021. Dating back to 1427, Villa Camerata has most recently served as a youth hostel and will be converted into a luxury lifestyle city resort offering vast food and beverage as well as premium wellness facilities. The property is planned to re-open in 2023.
