Jonathan Nehmer + Associates, Inc. (JN+A) and HVS Design are proud to announce the completion of the 2013 Hotel Cost Estimating Guide. The Guide is a comprehensive listing of capital expenditure construction and FF&E costs for hotel renovations.
Now in its fifth year of existence, the 2013 Hotel Cost Estimating Guide evaluates costs in a variety of hotel tiers including Economy, Extended Stay, Midscale with Food & Beverage, Upscale, Upper Upscale, and Luxury. Within each tier, costs are separated into the categories of Guestrooms; Guest Bathrooms; Guestroom Corridors; Public Areas; Food & Beverage Outlets; Function Space; Recreational Facilities; and Infrastructure.
In compiling this year’s data, JN+A noted the following trends:
- Regional pockets of construction activity are causing wide swings in pricing due to demand, union pressures, and new code changes.
- Tub-to-shower conversions are becoming regular changes in many brand Property Improvement Plans.
- Freight costs rose significantly in 2012/2013, increasing between 15-25% depending on product location and the source of the FF&E (domestic vs. international)
“It is important that renovation costs be updated each year to provide decision-makers with quality, up-to-date hotel renovation costs,” said Jonathan C. Nehmer, president of Jonathan Nehmer + Associates and HVS Design. “Our extensive experience in hotel renovations gives us a thorough understanding of the renovation budgeting process, and our extensive network of contractors, purchasing agents, installers, and manufacturers provides us with verification of the cost data that we have included in this Guide.” In addition to providing Architecture, Interior Design, and Project Management services, JN+A is a leader in due diligence and Property Condition Assessments, for which budgets and capital expenditure planning are of utmost importance.
