Spend two and a half days with Steve Rushmore and John O’Neill talking about
hotel market studies and valuations. Return to your office with the
software, tools and knowledge to prepare a variety of detailed hotel market
and financial analyses. |

| With the upturn
in the U.S. economy and the resulting increases in all types of travel,
hotels are experiencing improving occupancies, room rates and profits.
Coupled with the availability of debt capital, hotel transactions have
started to escalate. These are challenging times for hotel appraisers and
analysts who must thoroughly understand the current hotel economic
environment and apply the correct valuation techniques to develop a
realistic estimate of value. This seminar provides hotel owners, operators,
lenders and appraisers the tools, software and knowledge needed to evaluate
the dynamically changing local supply and demand trends, quantify the
relative competitiveness of nearby hotels, forecast occupancy, room rate and
REVPAR, project a detailed income and expense statement and utilize the
appropriate appraisal techniques to estimate market and liquidation values.
In addition to hotel appraisals, this seminar also illustrates how hotel
market and feasibility studies are performed. Seminar participants will work
with and learn HVS Hotel Valuation Software, three state-of-the-art programs
developed by HVS that forecast hotel occupancy, room rate, income and
expense, and value. The HVS software programs and user manual, along with
several demonstration hotel market studies and valuations, a handbook on
hotel investments and hundreds of research studies and articles will be
included in each participant’s take-home package. Sufficient time will be
available to discuss other topics of interest to participants. Steve
Rushmore and John O’Neill will be available during breaks and in the evening
to have one-on-one discussions with seminar attendees. |

Seminar Developer and Instructor- |
Steve
Rushmore, MAI, FRICS, CHA is President and Founder of HVS, a global
hotel consulting organization with 30 offices around the world. He directs
the worldwide operation of this firm and is responsible for future office
expansion and new product development. Steve has provided consultation
services for more than 15,000 hotels during his 40-year career and
specializes in complex issues involving hotel feasibility, valuations, and
financing. He was one of the creators of the Microtel concept and was
instrumental in its IPO. Steve is a partner in HEI Hospitality, LLC, a
private equity hotel investment fund which owns and operates 35 full-service
hotels.
As a leading authority and prolific author on the topic of hotel
feasibility studies and appraisals, Steve Rushmore has written all five
textbooks and two seminars for the Appraisal Institute covering this
subject. He has also authored three reference books on hotel investing and
has published more than 300 articles. He writes a monthly column for Lodging
Hospitality magazine and is widely quoted by major business and professional
publications. Steve lectures extensively on hotel trends and has taught
hundreds of classes and seminars to more than 20,000 industry professionals.
Steve has a B.S. degree from the Cornell Hotel School and an MBA from the
University of Buffalo. He holds MAI and FRICS appraisal designations and is
a CHA (certified hotel administrator). He is a member of numerous hotel
industry committees, including IREFAC and the NYU Hotel Investment
Conference. In his free time, he enjoys skiing, diving, and sailing. He
holds a commercial pilot's license with multi-engine, instrument rating,
collects hotel key tags, and is one of the foremost authorities on regional

John
W. O'Neill, MAI, ISHC, Ph.D. is an Associate Professor of
Hospitality Management at The Pennsylvania State University. John teaches
and researches in the area of lodging strategy and real estate and has
received the Favorite Professor Award at Penn State. Prior to his
professorship at Penn State, he was Professor in the International Hotel
School at Johnson & Wales University in Rhode Island where he was named
Teacher of the Year.
Previously, John O'Neill was Senior Associate in the Hospitality Industry
Consulting Group at the international accounting and consulting firm of
Coopers & Lybrand in New York, and prior to that, was Director of Market
Planning for Holiday Inn at its Eastern Regional Office in Boston.
Previously, he held unit-level, regional-level, and corporate-level
management positions with Hyatt and Marriott in Chicago, Kansas City, and
Washington, DC. Dr. O'Neill also currently serves as Managing Director of
Hospitality Advisory Services, LLC, a firm specializing in hotel appraisal
and consulting, and he is a member of the International Society of
Hospitality Consultants (ISHC).
John has conducted numerous speaking engagements, including presentations
to Hilton Hotels Corporate Officers, Radisson Hotels General Managers,
Embassy Suites Area Vice Presidents, Army Lodging Managers, the Port
Authority of New York, the Robert Morris Association, Appraisal Institute,
Hotel Brokers International Annual Conference, Commercial Property News
Annual Conference, Academy of Management Annual Conference, Council on
Hotel, Restaurant, and Institutional Education Annual Conference, the Maine
Innkeepers Association Annual Convention, the Pennsylvania Tourism & Lodging
Association Annual Convention, and Novgorod State University in Russia.
Dr. O'Neill has served as a consultant to Marriott International, Hilton
Hotels, Holiday Inn, Choice Hotels International, numerous banks, and
others. He has been admitted as an expert witness pertaining to hotel cases
at U.S. District Court, and has testified to multiple state legislatures on
topics related to the hospitality industry. Dr. O'Neill is a Licensed Real
Estate Appraiser in multiple states.
Dr. O'Neill is frequently quoted on a variety of topics related to the
hospitality industry in USA Today, Business Week, Business Travel News,
Hotel & Motel Management, Hotels, Lodging, New York Times, Crain's New York
Business, Philadelphia Inquirer, Philadelphia Business Journal, Providence
Journal, Kansas City Star, and U.S. Japan Business News. In addition, he has
written articles for Lodging, Lodging Hospitality, Commercial Investment
Real Estate, Cornell Hotel and Restaurant Administration Quarterly, and the
Journal of Hospitality and Tourism Research, having received the Article of
the Year Award from the latter two.
Dr. O'Neill holds a B.S. degree from the Cornell Hotel School, an M.S.
degree in Real Estate from New York University, and a Ph.D. degree in
Business Administration from the University of Rhode Island. |
