Appraisal of Holiday Inn Select – Tinley Park, Illinois

HVS performed a hotel appraisal for the purpose of planning and financing a proposed expansion and re-branding of the existing Holiday Inn Select in Tinley Park, Illinois. The Holiday Inn Select is attached to the Tinley Park Convention Center and serves as the facility’s headquarters hotel.

The current full-service property includes 202 guestrooms under the Holiday Inn Select brand; after the improvements and expansion, the hotel will include 270 guestrooms under the Holiday Inn brand. HVS provided an opinion of the market value of the re-branded and expanded property.

The owner plans to re-brand the hotel as a Holiday Inn in November 2008 as part of the Holiday Inn system re-launch. The expansion, which will add the additional rooms as well as 3,000 square feet of meeting space, is scheduled to open in March 2010.
