HVS Chicago provided analysis of the value of the City's leased fee interest in the Hyatt Baltimore.
In 1979, the City of Baltimore and the Hyatt Corporation collaborated to develop the Hyatt Regency in downtown Baltimore. The full-service, 476-room hotel opened in 1981. In exchange for the City's participation in financing the improvements, it obtained rights to a defined portion of the cash flows derived annually from the operation of the hotel and its adjacent parking structure.
The City and the Baltimore Development Corporation engaged HVS to advise them concerning the value of the City's leased fee interest in the Hyatt property.
HVS provided an opinion as to the value of the City's leased fee interest in the Hyatt Regency Baltimore and the adjacent parking garage. The City and its representatives are currently considering the possible sale of this partial interest in the hotel to the Hyatt Corporation.
