Richard Williams, MAI is the Managing Director and Founder of HVS Food & Beverage Services, and operates internationally from his office in Centennial, Colorado. During his two decades as an appraiser, Mr. Williams has focused his practice on hotels, conference centers, restaurants, and banquet facilities. He has extensive experience in performing appraisals for ad valorem property tax proceedings, bankruptcy and restructuring, income and estate tax returns, and litigation, as well as for financing, sales, and development of hospitality properties.
Dick focuses on special projects that require his personal attention in inspecting the property, analyzing the local market conditions, projecting income and expenses for the asset, valuing the property or testing feasibility of the project, writing the appraisal or market study report, and providing litigation support and expert witness testimony in depositions, arbitration hearings, and courtrooms.
Notable recent assignments include the JW Marriott San Antonio Hill Country Resort & Spa, Gaylord National Hotel & Convention Center, Gaylord Palms Hotel and Convention Center, Casa Casuarina, Cipriani 42nd Street and Wall Street, the proposed 21c Museum Hotel in Cincinnati and Proof Restaurant, Vassar College Alumnae House, Flatirons Golf Course food & beverage operations, and Crest Hollow Country Club.
Mr. Williams has provided litigation support services and expert witness testimony in several jurisdictions on a variety of hotel and restaurant issues, as well as property tax disputes. He is available to serve as a hospitality, hotel, and restaurant expert witness.
Mr. Williams' property tax expertise is founded on two decades of appraising hotels as well as serving as a property tax hearing officer and arbitrator for several counties in the Denver area. Additionally, Mr. Williams' staff includes an experienced tax professional who has worked in the property tax, income tax, and estate tax arena for 30 years.
Mr. Williams has a sub-specialty in the area of historic properties, having assisted clients with market studies, feasibility studies, appraisals, and on-going consulting needs for several historic restaurants and hotels. In the public arena, Mr. Williams has performed feasibility studies and consulting assignments for universities and municipalities.
Dick is a graduate of the Cornell University School of Hotel Administration, is a certified general appraiser and a licensed real estate broker, and holds the MAI designation of the Appraisal Institute. Mr. Williams has owned and operated several restaurants in the Denver area. After serving a two-year apprenticeship under a Swiss chef at the Café Promenade, Dick became the Executive Chef at the Chateau Pyrenees Restaurant. Subsequently, he moved into front-of-the house management as the Managing Partner at two restaurants. Undoubtedly, his most well-known venture has been the revitalization of the world famous Buckhorn Exchange Restaurant in Denver, which is noted for its excellent steaks and wild game, and having Colorado liquor license #1. Dick has been an owner of the Buckhorn Exchange since 1978. The Buckhorn's walls are adorned with a collection of over 235 game trophies, 500 mounted birds, 125 antique guns, and other artifacts of the "Old West."
