Andrew Cohan, Vice President at HVS’s office in Florida, is a seasoned hospitality professional with extensive real estate, marketing and account management skills in North America and Latin America. He is a subject matter expert in health and wellness resort properties and has performed more than two dozen feasibility studies for planned resorts on Costa Rica’s Pacific coast. He has consulted for leading branded management companies such as Canyon Ranch, Six Senses, Montage, Solage and Bulgari. Andrew especially enjoys working on greenfield projects, teaming with land planners to determine the optimal resort configuration in order to fit market demand with destination and site attributes.
As a resident of Miami Beach, Andrew also tracks developments in the local hotel and branded residence market, and has appraised iconic beachfront hotels valued at more than US $1 billion. Fluent in Spanish, he has developed relationships with some of Miami’s newer hotel investors from Argentina, Venezuela, and Colombia. He has written numerous articles for the HVS Global Hospitality Report on topics ranging from Miami’s growth into a “gateway” market to Costa Rica’s approach to sustainable tourism development.
As health and wellness have moved from the margins of the industry to become important components of mainstream hospitality projects, Andrew’s expertise has been in demand to conduct an increasing number of assignments for proposed resort properties, particularly as the industry recovery continues to strengthen in Central America, the Caribbean, Mexico and the “sunbelt states” here in the United States.
Andrew recently earned the Member of the Appraisal Institute (MAI) designation after completing all required education, testing and demonstrating subject matter expertise. In addition to his Florida Certified General Appraisal license, he is also a Florida licensed Real Estate Broker Associate. He holds a Masters degree in Business Administration (M.B.A.) from University of Pittsburgh, and a Masters in Hospitality Management from Florida International University, in addition to a Bachelor of Arts in Economics from Tulane University.
Prior to joining HVS, Cohan rose through the ranks at AT&T, serving in roles as Marketing Manager for Brazil and Argentina Inbound Services, and later as Managing Director for the Caribbean, in charge of AT&T’s relationship with Cable & Wireless in 11 countries. His last assignment at AT&T was Wholesale Director – Americas, leading a team of ten sales professionals located in four countries to achieve $30 million in annual revenue, contracting the use of AT&T’s Internet Backbone with the major telecom carriers of the region, such as Bell Canada, Telmex and Telefonica.
In his spare time, Andrew recently discovered the joy of scuba diving and has a new appreciation for the importance of protecting the underwater environment and the coral reefs of the tropics.
A native of Philadelphia, Pennsylvania, Andrew has lived in the Miami Beach community for over 20 years and is active in his neighborhood association. As an advocate of health and wellness resorts, he tries to “walk the talk” and dabbles in meditation, Pilates and bike rides along the beach.
