Miami - Overview

HVS International's office in Miami services clients throughout the southeastern United States and in the Caribbean. Our office was established in 1992.

In Miami, we have completed consulting assignments for more than 500 hotels nationwide.

Our consulting and appraisal services in Miami, coupled with other HVS offices around the world, are staffed by people who fully understand the hospitality industry. Most have degrees in hotel management, and actual hotel operating experience as well as extensive training in real estate.

In addition to our standard hotel consulting and valuation services, the Miami office offers a full array of market feasibility studies, development consulting, operator selection coupled with management contract analysis and negotiations, and strategic advice. We advise in the development of new hotels, working with developers, architects and other development team members to conceptualize the optimal lodging product for a particular site. Our staff has extensive experience in providing expert analysis and testimony on a wide variety of topics including damages, property tax values, management competency, contracts and agreements and hotel industry standards.

Kathleen Conroy, the managing director of our Miami office, is an authority in the timeshare industry. She has authored two books—Valuing the Timeshare Property, which was written for the Appraisal Institute, and Timeshare Property Assessment and Taxation, which was written for the American Land Development Association—and numerous articles on timeshare appraisal and valuation.

HVS Timeshare Consulting Services has developed a timeshare cash flow forecast model that is the first timeshare forecast tool to independently recognize the three major components of the timeshare business and the profit potential and value contribution of each to a timeshare resort.
