Dear Alumni,
The
global hotel industry demonstrated positive signs of recovery during 2010.
Industry fundamentals strengthened, and various hotel markets in the Americas
and Europe heated up. The industry’s improved performance has led to increasing
hotel sales activity, and competition for quality assets in hot markets –
including many in the gateway cities – has intensified. Debt financing is
becoming more available again, especially for quality assets in strong markets.
In my corner of the HVS world, the overall Caribbean market is also recovering,
and growth is expected to accelerate as the U.S. economic recovery gains
momentum.
HVS continues its mission – through its offices worldwide – to increase its
participation as the active host for a multitude of conferences throughout the
year. Among the recently launched conferences:
- This past October, Arturo Garcia Rosa and Graciana Garcia Iribarne of
HVS Buenos Aires and HVS Lima hosted the South American Hotel & Tourism
Investment Conference (SAHIC) in Cartagena, Columbia. In only its third year,
SAHIC was a huge success, with over 350 attendees.
- Also in October, US Hotel Appraisals hosted the 2010 Hospitality
Round-Up in Dallas. This symposium provided a forum to assist owners and
operators of limited-service hotels with ideas, services, and strategies in
light of the recent economic downturn.
- In mid-December, HVS hosted the second annual Hotel Operations Summit
India (HOSI). This conference is the first of its kind, dedicated to hotel
operations in India. According to Manav Thadani, Managing Director of HVS in
India, “prior to HOSI, the country had no well-organized conference focused on
hotel operations. HVS took the initiative of bringing international quality
standards and Indian hotel operations together under one common platform called
Hotel Operations Summit.”
- HVS Mexico City has announced the first annual Mexico Hotel and Tourism
Investment Conference, or MexHIC, a forum for interaction between market
participants focused on defining market drivers and visualizing a path for sound
industry growth. MexHIC will take place in February 2011 at the St. Regis Hotel,
Mexico City.
As we enter a new year, we anticipate that the recovery of the global
hospitality industry exhibited in 2010 will accelerate significantly in 2011. In
closing, we wish all HVS alumni and industry colleagues a bright and prosperous
New Year.

HVS BUENOS AIRES CELEBRATES 10TH ANNIVERSARY OF HOSPITALITY LEADERSHIP IN LATIN
AMERICA |

In November 2000, Arturo García Rosa, an industry joined forces with Steve
Rushmore and opened HVS Buenos Aires, with García Rosa as its president. Prior
to this affiliation, García Rosa had headed RHC – Hospitality Consulting since
1995, after eleven years as the Managing Director of the renowned and
prestigious Alvear Palace Hotel.
Under the HVS banner, the company has placed greater focus on the overall
Latin American market, especially on Colombia, Peru, Chile, Argentina, Uruguay,
Panama, Costa Rica, and Ecuador. The company offers a wide range of services to
assist the hotel and real estate industries and tourist destinations. |

SOLD: THE RADISSON BLU SCANDINAVIA HOTEL |

HVS Hodges Ward Elliott successfully completed the sale of the Radisson Blu
Scandinavia Hotel in Düsseldorf, Germany. The 309-room hotel, which was sold to
Wenaasgruppen from Norway, achieved a sales price of over €32 million. The hotel
will undergo a major renovation and was sold subject to a new long term
management agreement with Rezidor. |

is scheduled on 20 to 22 April 2011 in Shanghai. Over the past 6 years,
the Conference has hosted over 3,500 delegates from 25 countries. It is

My current role with Starwood Hotels and Resorts includes some functions
that are directly related to the kinds of work I performed at HVS, and
also a number of other functions that are not so directly related. The
beauty of the HVS experience is that it not only gives you specific
technical expertise and broad exposure to both markets and clients of
all types, but also that it forms you as a business professional. You
might not even realize it, but you learn problem-solving skills that are
applicable to any form of business life. If you pay attention, you learn
how to parse out quantitative analysis in a way that can be translated
broadly throughout almost any business function. And at the same time,
you learn how to present yourself, your solutions, your ideas, and you
learn how to message to almost any kind of audience, from the most
experienced and confident seasoned industry executive to the industry
"newbie". The combination of technical and "soft" skills that you get to
develop at HVS provides the strongest possible foundation for a
successful career. You also at HVS can't help but be imbued with the
ability, the tools, and the drive to actually deliver results, and in a
timely way. Not everyone "gets" this. It's always one of my goals to
pass along to the new folks on my team these same skills. Hats off to

PETER TENGSTROM
Founding Partner, CEO
Midstar
During his studies at Cornell University, Peter completed a summer
internship in 1997 at the HVS London office. When he graduated from Cornell,
he worked for a number of years in consultancy before joining the
development team at Pandox AB and later Rezidor Hotel Group responsible for
business development in the Nordic and Baltic region. Today, Peter is one of
the founders and the CEO of Midstar, a Swedish based hotel real estate
company with investment capabilities in the Nordic and Baltic regions.
Peter has most recently been in the headlines for the recent acquisition
of the entire Sweden portfolio of Accor, including 14 Ibis hotels and 4
Formule 1 properties. Midstar signed a joint venture with operator Event
Holding to manage the hotels and Accor will continue to flag the 18 hotels,
comprising 1,760 rooms, under a franchise agreement. Sveafastigheter Fund
III is the majority owner in this acquisition. Talking about the hotel fund
and the recent acquisition Peter mentioned that they are looking to acquire
more hotel assets in the next 3 years especially in the Nordic region and
had a positive outlook for the next few years. Congratulations on the
